•  4×2 (or 5×2 on larger builds) timber stud construction using sc4 graded timber.
•  100mm Rockwool insulation between studs.
•  Sheathed in 11mm oriented strand board to form rigidity and airtightness of the build.
•  Wrapped in breathable membrane to protect structure from moisture.
•  Battened and counter battened (vertical clad) to create min 25mm breathable space.
•  Cladded 17mm premium quality western red cedar with secret fix channel groove profile or composite cladding with a range of choices other timber cladding options are available.

(please note all unseen sides will be cladded in an extremely durable and maintenance-free plastic coated grey aluminium box profile sheet unless stated otherwise by the customer)

Roofing Spec

•  Fully professional plastered finish.
•  12.5 plasterboard.

•  6×2 or 6×3 roof timber construction using sc4 grade timber spans guided by LABC span tables.
•  All important ventilation gaps to prevent damp rot.
•  90mm polyurethane insulation between studs (Celotex or similar)
•  18mm tongue and groove oriented strand board roof boards.
•  One piece Firestone EPDM rubber roof covering
•  Finished with anthracite grey PVC trim.
•  Anthracite grey guttering and downpipes.

Foundation Spec

Foundations vary from site to site depending on access issues and ground conditions. A typical foundation would consist of 3no. 450mm wide and 300mm deep strip foundations on which we place a steel reinforced concrete subframe to completely spread the entire weight of the build evenly.

For sites with limited access the concept is the same apart from the concrete beams would then sit on top of pile/pads spaced around 1.2m apart. Other methods are also used depending on site conditions.

Windows & Doors

Windows and doors PVC as standard, aluminium upgrade available at extra cost. All our builds are fitted with quality insurance approved, high-quality pvc doors and windows as standard, complete with planitherm double glazing units.

We also use a low aluminium threshold on all our French doors and sliding patio doors to reduce as much as possible the amount of frame to step over upon entry of the room. Windows are usually coloured in anthracite grey inside and outside unless otherwise stated by the customer, we do have other colour options.

(please note If bifold doors are included in your quote they will always be aluminium not PVC, as PVC bifold doors are unsuitable in timber structures due to natural movement in the timber frame, plus we will also upgrade any windows to aluminium to match your bifold doors)

Flooring Specification

•  Hi quality laminate flooring in a choice of finishes including underlay and 120mm skirting boards.
•  22mm industrial strength tongue and groove caberdeck floorboards glued and screwed.
•  4×2 suspended timber floor using sc4 grade timber.
•  90mm polyurethane insulation between studs (Celotex or similar)

Light it up!

All of our WFH packages come with a complete electrical package consisting of a 2m surface mounted plug socket rail. This will contain 4 double sockets. You can have additional sockets fitted (for an extra cost), and data cables can also be placed in this rail system. Ceiling lighting comes with the build as standard. Electrical connection is not included in the total price, and will be undertaken by our qualified electricians at an extra cost. To decide on which options are right for you, please get in touch. All of our builds come complete with a full electrical setup to suit the build size as standard a typical setup would be

• 4-6 high quality down lights with warm or cool white settings
